Govt to implement new rent act

Thiruvananthapuram: The state government is planning to bring in a new rent act which would give more protection to rights of owners. The government would change the existing law which is more favorable for tenants. The new law would give major impetus to owners to vacate the tenant when he desires. 

As per the new law, a owner can vacate tenants if he fails to give rent consecutively for three months or if the owner wants to reside in that home. If the building needs repair then too the owner can ask them to vacate. A prior notice period of 15 days should be given to vacate the house if the owner pays his rent on a monthly basis or if he pays rent annually, he should be given a notice period of 6 months. If the tenant refuses to vacate, the owner can approach the court. The rent act of 1882 exists now.

Eventhough there are changes in the law, it will feel a less effective to the public if otherwise it should not be changed the lagging nature of the legal proceedings.
